WHAT: The El Paso County Board of County Commissioners is scheduled to conduct its August 27 land-use hearing. The matter involving Buc-ee's EPCO, LLC concerns the company's appeal of an administrative determination regarding how the proposed use should be classified under the County Land Development Code.

WHY IT MATTERS: The County has stated that the appeal is limited to whether the proposed Buc-ee's use is an allowed use in the C-1 zoning district or is similar enough to an allowed use to be considered as such. The Board's decision on the appeal does not itself approve or deny the actual development. However, while it does not approve construction of a Buc-ee's, if the Board decides Buc-ee's use may be classified as an allowed use, all of the other permits they need are administrative and the public will not have a role to have their voices heard.

WHEN: Thursday, August 27, 2026. The Clerk and Recorder's calendar lists the land-use meeting from 9:00 a.m. to 11:00 a.m.

WHERE: Centennial Hall, 200 S. Cascade Ave., Colorado Springs, Colorado.

PUBLIC PARTICIPATION: The hearing is open to the public. County hearing guidance states that citizens may attend and provide comments in person and may submit written comments in advance through the EDARP project page. Written comments submitted through EDARP at least 24 hours before the hearing will be included in the project record and provided to the Board.

MEDIA AVAILABILITY: Representatives of The Community Voice and the Tri Lakes Preservation will be available to discuss the group's public-information and citizen-participation effort before the hearing.
